Seller’s Beware!
Now that we have a “Buyer’s Market” all the crazy offers are coming out of the wood work. If your home is listed and it is vacant I have found that the last 12 months have really brought out all the crazy offers. Buyers now have much more information at their fingertips than ever before. A buyer will look up what you paid for your home and then they will add a few percentage of increased value then make you a rediculous offer. Most of the time these offers are coming from agents whom have never even shown the home, their buyer’s thoughts, if you take their offer then they don’t need to see it. By law we as agents must present all offers to you so please don’t kill the messenger. I will say that agents who don’t educate the consumer on what actual property values may be are not doing their job to the best of their abilities. We, as licensed professionals need to educate buyers and sellers; it is our duty to our clients and respectably to the other professionals in our industry. If you are bringing in one of these low offers then please don’t be insulted when the agents laugh or get upset. Please consider the time you are wasting of the other agent and their seller because you are willing to do anything for a deal.
Now the foreclosure industry is different, the last few years the number has increased drastically and with that brings on a whole different set of rules. In this arena you can expect a low offer and it is not offending anyone, it is the way it is.
