If you are a 1st time home buyer then you have been overwhelmed with information saying “you should buy” or maybe “you should wait, deals are getting better”. The latter is okay advice if you are in a market around the country which was and still is very hard hit where property values have been reduced to less than half what they were 2-3 years ago. Those markets are still trying to discover where the proverbial “bottom” is. But if you live in the Pittsburgh and surrounding market then “YOU SHOULD BUY”! Okay you are saying, this is a biased comment from a real estate agent. Read on and if you think I’m wrong then please write me and let’s discuss.

Here is what I have seen in the market. The market prices have fallen but not by 30, 40 or 50% which has happened elsewhere. Our values are down but in mostneighborhoods prices are stable, that is stable in a comparison to other markets stable.  There are good deals out there but what I have seen happen is that a buyer is waiting on that good deal and missing out on the real deals. If a home is in good condition and priced to sell then it has not lasted long on the market. Is there the “great” deal out there, yes there is but if you are looking for a bargain basement deal then stand in line! There are plenty of buyers out there ready to pounce on the decent deal knowing that in Pgh it isn’t going to get a whole lot better than it is right now.

If you have the time and you want to wait then go ahead and when you finally realize you have waited too long and the deals are not there anymore then you can’t say “I didn’t tell you so”!

The brainiacs in the financial industry and the real estate industry are saying that those getting into these markets will see their portfolios grow 3 fold when it is all said and done.

So I ask you…………………….WHAT ARE YOU WAITING FOR!
